What's the difference between gross, net and NNN leases?

A gross lease bundles rent and most operating costs into one payment. A net lease (single or double net) passes some costs like property tax or insurance to the tenant. A triple net (NNN) lease passes property tax, insurance and common area maintenance to the tenant on top of base rent — the most common structure for retail and industrial space in the GTA.

What is a TI (tenant improvement) allowance?

A dollar amount, usually per square foot, that the landlord contributes toward build-out costs (flooring, partitions, HVAC, electrical) to prepare the space for your business. TI allowances are negotiable and typically higher for longer lease terms.

How long does it take to secure commercial lease space?

From tour to signed lease, expect 4–8 weeks for straightforward retail or office space, and longer for industrial units requiring landlord approvals, zoning confirmation or municipal permits.

Do I need a lawyer to review a commercial lease?
