2. What Information We Collect
Information you give us directly
- Contact and lead forms: name, phone number, email address, city of interest, and any message you submit
- Chatbot (Petonia): questions you ask and responses provided during a chat session; if you provide your name, phone, or email during a chat, that is stored
- Showing requests: name, phone, and preferred viewing times when you request a property showing
- Saved searches: property criteria you save via the listings search (stored locally and/or in a session)
Information collected automatically
- Usage data: pages visited, time on site, browser type, device type, and referring URL — collected via Google Analytics 4 and Google Tag Manager
- Advertising pixels: the Meta (Facebook) Pixel collects interaction data to measure ad performance and allow retargeting on Facebook and Instagram
- Cookies: we use cookies for analytics, session management, and to remember cookie consent preferences. You can decline non-essential cookies via the banner on your first visit
- IP address: logged automatically by our web server; used for security and analytics
3. How We Use Your Information
- To respond to your inquiry and connect you with Shahid Mubeen
- To send SMS notifications about showings or listings you've requested (via Telnyx)
- To follow up on leads and provide real estate services you've asked about
- To improve our website content and user experience using aggregate analytics data
- To measure the effectiveness of our advertising campaigns
We do not use your information for automated decision-making or profiling for purposes other than the above.

5. SMS Communications
If you request a showing or ask to be contacted by phone, we may send you one or more SMS messages using Telnyx. Standard messaging rates may apply. You can reply STOP at any time to opt out of future SMS messages.
6. Data Retention
Lead and contact information is retained in our secure database for as long as necessary to provide our services and as required by RECO (Real Estate Council of Ontario) record-keeping obligations. Analytics data is retained per Google's standard retention settings (14 months by default for GA4).
7. Your Rights (PIPEDA)
Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), you have the right to:
- Know what personal information we hold about you
- Request access to or correction of your information
- Withdraw consent for non-essential uses
- Request deletion of your information where feasible

8. Cookies & Opt-Out
You can decline non-essential cookies (analytics, advertising) via the cookie banner on your first visit. You can also opt out of Google Analytics tracking at tools.google.com/dlpage/gaoptout and manage Meta ad preferences at facebook.com/settings.
9. Security
We host our website on a private server with encrypted HTTPS connections. Personal data submitted via forms is stored in a password-protected database on our server. We take reasonable precautions to protect your information, but no transmission over the internet is 100% secure.
10. Changes to This Policy
We may update this policy as our practices change or as required by law. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the site after a change constitutes acceptance of the updated policy.
